Select a cooktop

Select a kitchen range

The cooktop+oven isn't going to work due to cost and space constraints. So fallback to either a freestanding range, or a drop-in/slide-in range.

Tile or hardwood floor in the kitchen?

Ceramic tiles in the kitchen look nice, but are easily damaged, and the grout lines require periodic maintenance. Hardwood would be cheaper and more durable, but may not look as nice.

If I go with hardwood, I'll change the layout direction to create a visual boundary between the kitchen the the rest of the area.

Switching between glossy and hand-scrapped in the two areas is also something to consider.

Select an oven

Can a regular wall oven be mounted underneath a cooktop? Or does it need to be somewhere else?

So far I'm not seeing any wall-ovens that are both gas and the right height. It looks like the necessary form factor may only come in electric.

Verify positioning of kitchen electrical and plumbing

The kitchen renderings show that the stove, fridge, etc have been moved.

One of the under-cabinet light wires will be behind the new microwave location

The electrical outlet for the fridge is outside of the new fridge footprint

The valve for the refrigerator water hookup also needs to be moved.

Hardwood flooring

Pick the flooring that will be used everywhere that isn't tile.

Laminate is cheapest, but looks and feels cheapest.
Hardwood is best, but too expensive for the budget.
Engineered hardwood is a good middle ground.

Choose style, color, brand, etc.

Hallway closet shelves

One or two shelves on the right hand side with enough vertical clearance for brooms, etc

Kitchen backsplash

Probably tile with some sort of pattern.

A natural, rough-stone, look might also work.

Kitchen cabinet design

This is an extension of #8

  • Explore options for a cabinet to the right of the fridge
  • Explore using a face for the sink base instead of a standard sink base unit (to get more storage under the sink)

Master bathroom walk-in closet flooring

Continue the bathroom tile, or use hardwood?

Tile in the closet might be a bit odd, but it would flow from the rest of the bathroom and would eliminate a transition.

Wood is cheaper and wouldn't be cold on the feet.

Definitely not carpet.

Overlapped or flush floor registers?

The floor registers in the hardwood section can be either the normal overlapped style, or the flush mount style. Seb isn't sure if the floor is thick enough to support the flush variety, but he will check.

Shower pans

Figure out what to use for the shower pans.

Tile is easiest and probably cheapest, but quartz would be far more durable.

Bathroom floor tile

Choose it for all 3 bathrooms. A lighter color to contrast with the hardwood floors and coordinate with the bathroom counters.
