Collection of user stories for the idea of a mortgage marketplace

This is a non-limited first collection of user stories for the idea of a public mortgage market to be further developed:

  • As a private buyer I want a mortgage so that I can finance my real estate transaction
  • As a mortgage market, I want to facilitate all existing forms of mortgages (ie Annuity, Linear, Interest-only, Bank savings, Savings, Investment, Business, Endowment, ánd Rental mortgage) so that I can offer a worthy alternative
  • As a wealthy private individual, I want to invest in financing(s) via the mortgage marketplace with a positive ROI
  • as an applicant for a mortgage, I do not want paperwork in the application procedure so that I can make my application paperless
  • as a private individual, I want to be able to apply for a mortgage without needing the intention to purchase real estate as collateral, so that I do not suffer from resolutive conditions as soon as I do want to buy
  • as a provider of financing via the mortgage marketplace, I want to be able to make my offer anonymously so that my offer can only be assessed on content
  • as a supervisor of the financial markets, I want to be able to assess whether and how the mortgage marketplace complies with the regulations so that there is safe and reliable supply and demand
  • as a private applicant for a mortgage, I want to be able to submit my application anonymously so that no personal data needs to be shared in order to assess the application
  • as a possible acceptor of a mortgage offer, I want to be able to independently assess the origin of the underlying financial resources without needing external expertise so that I experience the mortgage marketplace as safe and reliable
  • As a wealthy private individual, I want the origin of my assets to be easily verified by the competent authority
  • As an applicant for a mortgage, I want the origin of my own financial resources to be easily verified by the competent authority
  • as a private individual, I want to enjoy protection that prevents me from getting into financial problems with the acceptance of a mortgage offer
  • as a low-skilled resident, I want to be able to assess a mortgage offer on the marketplace without needing a mortgage advisor so that I am not dependent on someone else

Land Registry is responsible for recording zoning plans via the Spatial Plans department. The data can also be viewed via Public Services on the Card (PDOK).

The data from PDOK is complete geodata, including plans, maps with dimensions, and aerial photos.

Plans can be viewed free of charge via www.ruimtelijkekalender.nl. This is a service managed by the Land Registry. Plans can also be purchased free of charge via a web service in collaboration with PDOK.​

Municipalities keep personal data of citizens (residents) in the BRP. When someone gets married, has a child or moves house, the municipality records this.
We require:

Only organizations with a public or social task can obtain data from the BRP. The rules on this are set out in the BRP Act. Web services are available for this, which the civil-law notary already has at his disposal, for example.​

Easement is not compulsorily established, it can also arise due to prescription. Source is the notary of the selling party / deed of establishment at the time. This is recorded in the Land Registry.

The best-known example of easement is the right of way. Easement is not mandatory, it can also arise due to, for example, statute of limitations. In the case of sale or purchase, it is strongly recommended to record the easement.​

As a Developer I want to apply and deploy basic Camunda DMN

For the rule engine we'll use Camunda Platform 7.16 on Apache Tomcat 9.0.60.
